My husband and I had retained Tila Solutions to audit our loan documents when we were attempting to get our loan mod approved with Chase bank. We tried on our own for over a year, and of course, that went nowhere. I’m happy to report that Dorie Harris helped make our wish a reality, and was ever-patient with our constant questions and concerns.

Tony did an outstanding job in outlining the quiet title process that TILA follows; I pay my initial fee, TILA begins with the request for documents, I pay the balance 30 days later, your firm conducts both a forensic audit and securitization audit and then the audits go to legal who prepares the legal documents that I take to court to complete the overall action. He also explained any injunctions needed during the process: legal prepares those as well.
Rachel has done an excellent job in explaining her role in assisting and informing me of the process and acting as a liaison between you, me, legal and TILA as a whole. Her experience has also been very reassuring in the overall outcome for this case given that it involves a Countrywide to Bank of America loan. I have two more loans just like this and will be having you take those on soon.
You have done a superb job in keeping me informed as to what your role is, what you are doing, what you need from the lender, what you need from me, and the progress you are making.
So everyone on the team is doing their part. I am very pleased with TILA. You have the knowledge, expertise and a very successful track record. I wanted to send you this letter because I think it is important for others who are considering a forensic loan audit to know what can happen for them.
About three months ago, we asked your company to do a forensic loan audit for one of our clients because the bank had promised to give them a loan modification and then instead sold their home — all in the space of three days. As was our usual practice, I had contacted the lender on Monday to get an update on how the file was progressing and was told that the file was under review and progressing nicely, and to touch bases with them in seven days. It was only four days later that the home was auctioned off! Of course, that led me to your audit services.
After your company did the audit of our clients loan, I must say not only was our client relieved to know that he had done nothing wrong, but he was saddened by what the bank had actually done to him when they gave him the loan. It was clear to him and his wife that the bank had knowingly issued them a loan that they knew they could never repay.
We took the audit to the hearing to help stop the eviction. The lender’s attorney acted disgusted over the “so-called” discrepancy report, but stated that he didn’t care if the homeowner got two more weeks. The judge, on the other hand had this to say, “This is no minor discrepancy report! He granted the extension to our client and told him to bring the report to an attorney who could represent him at the next hearing.
I helped our client locate an appropriate attorney, who reviewed the Tila forensics report and stated hands down that this was an incredible report and that he would absolutely take the homeowner on as a client and that he had a VERY good case.
Not only will they fight the eviction but they will be suing the lender! Thank you for your excellent work!

I just thought you should know that I talked to one of the customer service reps at my lender today. I told her that Tila was taking over for me and she wanted to know more about you guys. I told her what you do and she said that she wants your number because Greentree is cutting back her hours again and she is in trouble with her mortgage. She said since she knows what the lenders do, she knows she won’t get a mod without the help of Tila and your audits. You should be getting a call from her soon. -Greg
